Our "on the ground" expertise creates a competitive advantage in terms of deal sourcing, valuation, and asset positioning.
Our team has developed a rigorous underwriting and due diligence process for evaluating properties. Rivergate employs detailed regional and submarket analysis evaluating population and employment trends, supply and demand conditions, competitive project profiling, and the political dynamics of regional and local authorities. We also thoroughly evaluate the subject property's condition, historical operating performance, and property management performance to accurately construct a capital budget, create realistic proforma forecasts, and to identify value add operational improvements and/or capital improvement programs.
